Host Agreement

This agreement outlines the terms, responsibilities, and standards for property owners listing on Homa Estates. By publishing a listing, you accept these terms in full.

1. Listing Requirements

All properties listed on Homa Estates must meet the following standards:

  • Accurate, high-quality photos that truthfully represent the current condition of the property.
  • Honest, detailed descriptions of the unit, including square footage, amenities, and any known issues.
  • Fully furnished and move-in ready, with essential furniture, kitchen equipment, and linens in place.
  • Professionally cleaned before each new tenancy begins.
  • All utilities (electricity, water, internet) connected and in working order at the time of move-in.

2. Documentation

Before each new tenancy, hosts are required to provide:

  • Move-in photos: Timestamped photographs of every room, surface, and significant item, taken before the tenant's arrival.
  • Inventory checklist: A complete list of furnishings, appliances, and provided items, to be signed by both tenant and landlord at move-in.

These documents form the baseline for any post-tenancy claims. Without them, damage claims cannot be processed.

3. Pricing & Fees

  • Hosts set their own monthly rental rate. Homa Estates provides market-data tools to help price competitively, but final pricing is at the host's discretion.
  • Homa Estates does not charge listing fees, subscription fees, or commission on rent.
  • Platform revenue is generated through a one-time service fee paid by the tenant at the time of booking.

4. Payouts

  • Monthly rent is disbursed to the host's registered bank account within 5 business days of the tenant's payment clearing.
  • Payout details, including amounts and dates, are visible in your host dashboard at all times.
  • Hosts are responsible for any applicable tax obligations on rental income.

5. Availability & Cancellations

  • Keep your availability calendar accurate and up to date. Blocked dates should reflect genuine unavailability.
  • Cancellations by the host within 7 days of a confirmed move-in date will incur a penalty fee and may result in reduced listing visibility.
  • Repeated cancellations may lead to temporary or permanent removal from the platform.

6. Maintenance Responsibilities

  • Respond to all maintenance requests forwarded by Homa Estates within 48 hours.
  • Major issues affecting habitability — including plumbing, electrical faults, and air-conditioning failures — must be resolved within 72 hours.
  • If a major issue cannot be resolved within 72 hours, the host must provide alternative accommodation or agree to a rent adjustment for the affected period.

7. Damage Claim Process

If property damage occurs during a tenancy, the following process applies:

  • Claims must be submitted within 7 days of the tenant's move-out date.
  • All claims must include timestamped photo or video evidence of the damage.
  • Claims are reviewed by the Homa Estates claims team within 5 business days.
  • No documentation = no payout. Claims without move-in photos and an inventory checklist will not be processed.
  • Normal wear and tear is not claimable. This includes minor scuffs, faded paint, and general aging of furnishings.
  • For claims under ฿30,000, the Homa Estates platform decision is final.
  • For claims exceeding ฿30,000, the excess amount is the tenant's responsibility and may be pursued through arbitration.

8. Prohibited Conduct

The following activities are strictly prohibited on the Homa Estates platform:

  • Discrimination against tenants based on nationality, race, gender, religion, or any other protected characteristic.
  • Charging hidden fees, surcharges, or additional costs not disclosed in the listing.
  • Sharing personal contact information with prospective tenants before a booking is confirmed.
  • Arranging off-platform transactions to avoid platform fees or protections.

Violations may result in listing removal, account suspension, or permanent ban from the platform.

9. Termination

  • Either party (host or Homa Estates) may terminate this agreement with 30 days' written notice.
  • All active bookings at the time of termination will be honored through to their scheduled end date. Neither party may unilaterally cancel an in-progress tenancy due to agreement termination.
  • Upon termination, the host's listing(s) will be deactivated and no new bookings will be accepted.

10. Governing Law

This Host Agreement is governed by the laws of the Kingdom of Thailand. Any disputes arising from this agreement shall be resolved through arbitration administered by the Thailand Arbitration Center (THAC) in Bangkok.
