Choose the deposit plan that fits your approval

Traditional rentals often require a 1–2 month security deposit upfront, often ฿19,000฿38,000 or more. Homa offers three lanes: local-price 2-month deposit, recommended 1-month deposit, and approval-only zero deposit. Less deposit means a higher monthly premium and stronger ability-to-pay review.

What's covered

For lower-deposit plans, Homa protection covers the missing deposit gap up to the home's standard deposit amount. It is damage protection, not rent insurance.

  • Accidental damage to furniture, fixtures, and appliances
  • Damage to walls, floors, and doors
  • Missing inventory items documented at check-in
  • Professional cleaning if unit left in poor condition
  • Key or access-card replacement

What's not covered

These situations fall outside the scope of protection.

  • Intentional or reckless damage
  • Damage exceeding the standard deposit amount (tenant liable for excess)
  • Unpaid rent or utility charges
  • Damage caused by unauthorized pets
  • Damage from smoking in non-smoking units
  • Normal wear and tear (not claimable by landlord)
  • Damage reported without photo or video evidence
  • Claims submitted more than 7 days after move-out

How claims work

Landlord submits claim

Within 7 days of move-out, the landlord submits a claim with timestamped photos documenting the damage.

Compared against move-in report

The claim is reviewed alongside the move-in condition report and inventory checklist to verify the damage occurred during the tenancy.

Homa Estates reviews evidence

Our claims team reviews all submitted evidence within 5 business days and makes a fair, independent assessment.

Payout or resolution

If approved, the landlord receives a payout and the tenant is notified of the outcome and amount.

Escalation available

If either party disagrees with the decision, the dispute can be escalated to platform arbitration for a final ruling.

Evidence requirements for landlords

To protect both parties, all claims must be supported by documentation.

  • Move-in photos taken before the tenant’s arrival
  • Move-out photos taken within 24 hours of departure
  • Inventory checklist signed by both tenant and landlord
  • Repair quotes or invoices for claimed damage

No documentation = no payout

Claims without adequate photo/video evidence or without a move-in condition report will not be approved, regardless of the reported damage.
