1. Getting Started
Setting up your listing takes just a few minutes:
- Create your listing. Sign up or log in, then click “List a place” to start. Enter your property details including location, size, amenities, and building information.
- Set your pricing. Choose your 12-month monthly rent and whether you are open to premium 6- or 9-month leases. See our Pricing Guide for recommendations.
- Upload photos. Add high-quality photos of every room. Bright, well-lit images with wide angles perform best. Our team will verify them before your listing goes live.
- Submit for review. Our team reviews every listing for accuracy and quality. Once approved, your property will be visible to tenants.
2. Pricing Tips
- Research your area. Check similar listings in your neighbourhood to set a competitive price. Overpriced listings get fewer views.
- Start with 12 months. Homa is 12-month first because it matches landlord expectations, protects occupancy, and reduces turnover.
- Price 6 and 9 months as premium. Only offer shorter leases if the unit, tenant, and monthly rent justify the extra flexibility.
- Include utilities if possible. All-inclusive pricing is simpler for tenants and can make your listing more attractive.
- Adjust seasonally. Use local high- and lower-demand months to decide whether a shorter-term premium is worth accepting.
3. Preparing Your Unit
Furnishing checklist
- Bed with quality mattress, pillows, and linens
- Wardrobe or closet with hangers
- Work desk and comfortable chair
- Sofa or seating area
- Dining table and chairs (or counter seating)
- Kitchen essentials: pots, pans, plates, utensils, glasses
- Washing machine (in-unit or access to shared facilities)
- Reliable Wi-Fi with a speed of at least 50 Mbps
- Air conditioning in all living and sleeping areas
- Towels and bath mat
Cleaning standards
- Professional deep clean before every new tenant moves in.
- All surfaces, appliances, and fixtures should be spotless.

4. Managing Bookings
- Keep your calendar updated. Block out dates when your property is unavailable to avoid declined bookings.
- Respond promptly. Aim to accept or decline Homa-qualified profiles within 24 hours. Fast response times improve tenant confidence and listing visibility.
- Communicate clearly. Use the platform messaging to share check-in instructions, building rules, and Wi-Fi details with your tenant before move-in.
- Smooth check-in. Arrange key handover at a convenient time. Provide clear directions to the building and unit. Consider a printed welcome guide with essential information.
5. Maintenance Responsibilities
- Respond to maintenance requests forwarded by Homa Estates within 48 hours.
- Ensure major appliances (AC, water heater, washing machine) are serviced regularly.
- Handle plumbing, electrical, and structural issues promptly.
- Normal wear and tear (paint scuffs, minor scratches) is the landlord's responsibility and not chargeable to tenants.
