Host Guide

Everything you need to know to list, manage, and succeed as a host on Homa Estates.

1. Getting Started

Setting up your listing takes just a few minutes:

  1. Create your listing. Sign up or log in, then click “List a place” to start. Enter your property details including location, size, amenities, and building information.
  2. Set your pricing. Choose a monthly rent and optionally offer discounts for longer stays. See our Pricing Guide for recommendations.
  3. Upload photos. Add high-quality photos of every room. Bright, well-lit images with wide angles perform best. Our team will verify them before your listing goes live.
  4. Submit for review. Our team reviews every listing for accuracy and quality. Once approved, your property will be visible to tenants.

2. Pricing Tips

  • Research your area. Check similar listings in your neighbourhood to set a competitive price. Overpriced listings get fewer views.
  • Offer length discounts. Tenants who book 3+ months are more reliable and reduce turnover. Consider a 5–15% discount for longer stays.
  • Include utilities if possible. All-inclusive pricing is simpler for tenants and can make your listing more attractive.
  • Adjust seasonally. Bangkok has high season (November–March) and low season demand. Adjust pricing accordingly to maximize occupancy.

3. Preparing Your Unit

Furnishing checklist

  • Bed with quality mattress, pillows, and linens
  • Wardrobe or closet with hangers
  • Work desk and comfortable chair
  • Sofa or seating area
  • Dining table and chairs (or counter seating)
  • Kitchen essentials: pots, pans, plates, utensils, glasses
  • Washing machine (in-unit or access to shared facilities)
  • Reliable Wi-Fi with a speed of at least 50 Mbps
  • Air conditioning in all living and sleeping areas
  • Towels and bath mat

Cleaning standards

  • Professional deep clean before every new tenant moves in.
  • All surfaces, appliances, and fixtures should be spotless.
  • Fresh linens and towels provided at move-in.
  • Check that all lights, appliances, and plumbing are in working order.

4. Managing Bookings

  • Keep your calendar updated. Block out dates when your property is unavailable to avoid declined bookings.
  • Respond promptly. Aim to accept or decline booking requests within 24 hours. Fast response times improve your listing's visibility.
  • Communicate clearly. Use the platform messaging to share check-in instructions, building rules, and Wi-Fi details with your tenant before move-in.
  • Smooth check-in. Arrange key handover at a convenient time. Provide clear directions to the building and unit. Consider a printed welcome guide with essential information.

5. Maintenance Responsibilities

  • Respond to maintenance requests forwarded by Homa Estates within 48 hours.
  • Ensure major appliances (AC, water heater, washing machine) are serviced regularly.
  • Handle plumbing, electrical, and structural issues promptly.
  • Normal wear and tear (paint scuffs, minor scratches) is the landlord's responsibility and not chargeable to tenants.
