How Pricing Works
Homa Estates makes it simple for landlords. You set your monthly rent and keep 100% of it. Our revenue comes from the tenant, not from you.
- No listing fees. It costs nothing to list your property.
- No commission. We do not take a percentage of your rent. You receive the full amount you set.
- Tenant service fee. Tenants pay a one-time service fee at booking, which covers ID verification, damage protection, and platform support throughout their stay.

These ranges are based on current market data for furnished, move-in-ready apartments. Actual pricing depends on unit size, floor level, views, and amenities.

Length Discounts
Offering discounts for longer stays is one of the most effective ways to reduce vacancy and attract reliable tenants. Here's what we recommend:
- 3–5 months: 5–8% discount off the monthly rate.
- 6–8 months: 8–12% discount.
- 9–12 months: 12–15% discount.
Longer stays mean less turnover, fewer cleaning costs, and consistent income. The discount pays for itself.
Tips for Competitive Pricing
- Browse similar listings in your area and price competitively. Slightly lower than average gets more views and faster bookings.
- Include utilities if your margins allow it. All-inclusive pricing is simpler and more appealing to expat tenants.
- Highlight value-adds: gym access, pool, rooftop, high-floor views, fast Wi-Fi, washer/dryer in-unit.
- Update pricing seasonally. November through March is peak season for expats and digital nomads in Bangkok.
- Respond quickly to inquiries. Fast-responding hosts rank higher and close more bookings.
