How Pricing Works

Homa Estates starts with the market landlords already understand: 12-month leases. You set a target monthly rent for a furnished, move-in-ready unit. Homa then packages the tenant experience with 2-month, recommended 1-month, and approval-only zero-deposit options, move-in support, and risk-based verification.

  • No upfront listing fee. It costs nothing to have your property reviewed and prepared for launch inventory.
  • No landlord commission during launch. You keep your agreed local rent. Homa earns from optional tenant-paid service plans instead of charging the landlord.
  • Tenant-paid premium. Tenants can pay the local rent with a full deposit, or pay a higher monthly premium to reduce the deposit without lowering the landlord's agreed rent.

Lease Length Strategy

The first product is designed around landlord trust, predictable occupancy, and lower upfront friction for qualified tenants.

  • 12 months: Base product, best monthly rate, easiest to approve with most landlords.
  • 9 months: Middle term, typically priced between the 12-month base rate and the 6-month premium.
  • 6 months: Premium exception, typically 10–20% above the 12-month rate and only for selected units.

This keeps turnover low, protects landlord relationships, and gives tenants a clear cash-versus-rent choice around the standard two-month deposit.

Tips for Competitive Pricing

  • Browse similar listings in your area and price competitively. Slightly lower than average gets more views and faster bookings.
  • Include utilities only if your margins allow it. All-inclusive pricing is simpler and more appealing to expat tenants, but it should not erase the rent you need.
  • Highlight value-adds: gym access, pool, rooftop, high-floor views, fast Wi-Fi, washer/dryer in-unit.
  • Treat 6- and 9-month leases as premium products, not discounts. They require more landlord flexibility and should be priced that way.
  • Respond quickly to inquiries. Fast-responding hosts rank higher and close more bookings.
